How much can I borrow for a house in Bulgaria & what proof of income is required?
Please note, that there are no non-status/self-certification mortgage facilities accepted by the lender for houses/property in Bulgaria. All mortgage applications need to be supported by a minimum requirement of proof of income

Your loan for a property in Bulgaria is based on your joint, net take home pay and is calculated on an affordability basis. All your existing liabilities (outgoings for loan, UK mortgage, divorce payments etc.) together with your proposed Bulgarian mortgage monthly payments must not exceed 40% of your net monthly income.
